GENERAL INFORMATION FOR TENANTS
The Rental Amount is quoted on our Monthly Property List and subject to approval by the Landlord.
Gas, Electricity, Telephone and Council Tax are payable by the Tenant and Accounts put directly into the tenant's name.
Once negotiations have been completed and you wish to secure a property a minimum holding fee of £150 is required. Should the Landlord withdraw the property this amount will be refunded. If however, you references are unsuitable or you withdraw your application the fee will not be refunded.
Three (3) references are required including your bank, your Employer and your present Landlord (if applicable) or your Accountant or Solicitor. To follow is a list of charges made by your Bank for a 'Status Inquiry'.
If required by the Landlord we will consult with HomeLet for a 48 hours full credit vetting status. Our fee for this service is £35.30 (incl. VAT).
Upon signing your agreement you will be required to settle an account of moneys Due in CASH or BANKERS DRAFT. Normally one months in advance and a deposit equivalent to one month's rental (minimum), as a security deposit. The deposit amount can not be used to cover outstanding rental payments. There is a charge for the preparation of the lease which is £29.40 per person, minimum £58,75 (including VAT).
1. The cost of compiling an inventory and the Checking In Charge at the beginning of the Tenancy is borne by the Landlord. 2. The cost of checking the inventory and the Checking Out Charge at the end of the Tenancy is borne by the Tenant. 3. The charge for the Tenant is £58,75 (including VAT) payable at the end of the tenancy.
Our service to the Tenant is FREE apart from above fees.
